A groundbreaking ceremony was held on March 11, 2026, for the Overlook apartment community at Cumming City Center, led by Toro Development Company.
The project will bring 301 apartment units to the growing mixed-use development, adding a residential component to the already active destination that includes retail, dining, and community gathering spaces.
The development is designed to integrate with the existing energy of Cumming City Center and support its continued growth by introducing more residents within walking distance of amenities.
Planned amenities for the Overlook include features typical of a luxury apartment community, such as:
- A resort-style pool
- Fitness center
- Social and outdoor gathering spaces
- Work-from-home areas and micro-offices
- A dog park and additional lifestyle amenities
Developers emphasized that adding residential units is a key step in activating the mixed-use environment, helping drive foot traffic and long-term success for surrounding businesses and public spaces.
The project is part of the broader expansion of Cumming City Center, a 95-acre mixed-use development that continues to evolve as a hub for the community.
Construction is now underway, with the development expected to contribute to Forsyth County’s continued population growth and increasing demand for housing in the area..
